How to obtain a residence permit in the UAE in 2026: Residence permit for Russians through real estate

Residency status in the UAE can be obtained through work, study, starting a business, or purchasing real estate. One of the most popular and straightforward options for foreign investors is obtaining a residence permit through the purchase of an apartment.

Do Russians need a visa to enter Dubai?

Russian citizens do not need to obtain a tourist visa in advance to enter the UAE. However, to be able to live and work in the United Arab Emirates, a separate residence visa is required.

A visa allows you to:

  • open a bank account;

  • register a lease;

  • execute transactions;

  • use government and financial services of the country.

What does a residence permit in the UAE provide?

A residence permit in the UAE allows you to legally reside in the country for the duration of the visa, as well as work, study, invest and apply for residency for family members.

One of the key benefits is obtaining an Emirates ID, which is used to access most government, banking and household services.

It is important to understand that a residence visa is not the same as citizenship. The UAE has a system of renewable residence visas, while citizenship is granted only in exceptional cases to a limited number of people.

How to obtain a residence permit in Dubai by purchasing real estate

In 2026, the UAE relaxed the requirements for obtaining a two-year residence visa through the purchase of real estate. For sole ownership, the minimum value threshold was abolished. In case of joint ownership, the minimum share of each owner must be at least 400,000 dirhams ($109,000).

Investors can also obtain a Golden Visa for 10 years by purchasing real estate worth at least 2 million dirhams (approximately $544,000). The visa can be extended an unlimited number of times while maintaining ownership of the property.

To obtain a two-year visa, you will usually need:

  • a passport;

  • Title Deed (certificate of ownership);

  • a photograph;

  • medical insurance;

  • Emirates ID - if available;

  • a copy of the current visa - if available.

The average processing time is 7-10 working days, the estimated cost is about AED 10,200.

The package of documents is similar for the Golden Visa, but the applicant must be in the UAE at the time of application. The cost is approximately AED 10,000, and the processing time usually takes up to 10 working days. This program also provides residency for a spouse, children, and parents.

Results

In 2026, obtaining a residence permit in Dubai for Russian citizens remains possible, and purchasing real estate remains one of the most reliable and straightforward ways to obtain residency status. This format is suitable for those who plan not only to visit the UAE as a tourist but also to obtain stable legal status for living, investing, and doing business in the country.
