How to rent out an apartment in Dubai: profitability, popular areas, rules, and real earnings

Renting out real estate in Dubai can generate income above the market average, but the result directly depends on the type of property, area, rental format, and proper execution of the transaction. Let's figure out which properties are in the greatest demand, which areas are considered the most profitable and how much you can earn on renting real estate in the UAE in 2026.

Popular areas for rent and average yield

According to Property Finder as of March 2026, the following areas stand out among the leaders in rental yield:

  • Dubai Investments Park - about 9.59% per annum;

  • Dubai Silicon Oasis - up to 9.23% per annum;

  • International City - about 9.21% per annum;

  • JVC (Jumeirah Village Circle) - up to 8.26% per annum;

  • JLT (Jumeirah Lake Towers) - about 7.87% per annum.

In the family segment, villas and townhouses typically yield lower returns—on average, 4% to 6% per annum. Popular areas include Arabian Ranches III, with a yield of approximately 5.9%, and Dubai Hills Estate, with a yield of approximately 6.32%.

A separate market segment is short-term rentals (holiday homes). During the high season, these can yield higher returns, but require active property management and compliance with additional requirements. In particular, the Dubai Department of Economy and Tourism (DET) requires mandatory registration of properties before listing them on short-term rental services.

What properties do tenants prefer?

Compact formats remain the most popular: studios and furnished one-bedroom apartments in areas with convenient transport accessibility, near the metro or major highways.

Families and long-term renters often choose villas and townhouses in gated communities with developed infrastructure: parks, schools, shopping centers, and recreation areas.

If a property is purchased specifically for rental purposes, it is important to assess the competition in the chosen area, price dynamics, and actual demand in advance. An object that looks attractive at the purchase stage may turn out to be less profitable in terms of rent and payback.

How much can you earn on rent?

Profitability depends on several factors: the area, the type of property and the rental format - long-term or short-term.

For example:

  • A studio in Dubai Investments Park with an average price of about AED 369,000 and a yield of 9.59% can bring about AED 35,400 per year or about AED 2,900 per month.

  • A studio in JVC with an average price of about AED 598,000 and a yield of 8.26% - about AED 49,000 per year or about AED 4,000 per month.

When calculating profit, it is important to take into account additional expenses:

  • service charges (building maintenance);

  • property management;

  • cleaning;

  • furniture and repairs;

  • commissions of short-term rental services.

How much does it cost to rent an apartment in Dubai in rubles?

The rental cost depends on the area, type of property, level of infrastructure, repair, furnishings and even the view from the window.

For example, renting a studio in the Deira area usually ranges from 2,000 to 3,000 dirhams per month (approximately 41,000–61,000 ₽). In coastal and premium areas, rental prices can reach AED 25,000 (about ₽512,000) and above.

Villas in the popular areas of Arabian Ranches, Al Barsha, Emirates Hills and Umm Suqeim are rented on average from AED 200,000 per year (about ₽4 million per year or ₽334,000 per month).

Rules for Renting Out Real Estate

To officially rent out a property, the agreement must be registered in the Ejari system through the Dubai Land Department (DLD).

For registration, you will need:

  • lease agreement;

  • Emirates ID of the owner or representative;

  • documents for the property;

  • power of attorney - if necessary.

Registration is possible online or through the Trustee Center. The cost of registration depends on the method of document submission.

If the landlord plans to increase the rent, they are required to notify the tenant at least 90 days in advance. The amount of the increase is regulated by the Smart Rental Index and depends on how much the current rent differs from the market index. The permissible increase can range from 0% to 20%.

The main thing when renting out an apartment

To successfully rent out real estate in Dubai and receive a stable income, it is important:

  • to choose the right format of the property;

  • to assess the demand and competition in the area;

  • to take into account the actual costs of maintenance;

  • to comply with the requirements of DLD and DET;

  • to determine in advance the rental format - long-term or short-term.

It is the combination of a good location, a popular type of property, and the correct area
